How much are closing costs for a buyer in New Jersey?
New Jersey buyers typically pay about 2 to 5 percent of the purchase price in closing costs, separate from the down payment. The main pieces are lender fees, owner's and lender's title insurance, attorney fees, a year of homeowners insurance, prepaid interest, escrow deposits for taxes and insurance, and a property tax adjustment with the seller.
How much cash do I need to buy a house in New Jersey?
More than the down payment. Plan for three amounts: inspection costs, paid in the first weeks after your offer is accepted; the wire to the closing table, which covers your down payment and closing costs minus your deposit; and the money you'll spend moving in and settling. Does the buyer pay the Mansion Tax in New Jersey?
No. Under a law that took effect July 10, 2025, the fee on New Jersey home sales over $1 million is paid by the seller. It replaced the 1 percent fee buyers used to pay on purchases over $1 million. Older closing cost guides online may still list it as a buyer cost.
Who pays for title insurance in New Jersey?
The buyer. In New Jersey the buyer customarily pays for both the owner's title policy, which protects you, and the lender's policy, which protects your mortgage lender. The premium is calculated from New Jersey's published title rate manual, while search and settlement fees vary by company.
When do I pay for a home inspection in New Jersey?
When the inspection is done, not at closing. Inspectors, radon labs and oil tank sweep companies are paid at the time of service, usually within the first couple of weeks after your offer is accepted. That money is spent even if the deal falls through, so budget for it separately from your closing funds.
Do I have to pay my buyer's agent in New Jersey?
It depends on what's negotiated. Since August 2024, buyers sign a written agreement with their agent that states the compensation before touring homes. The seller can agree to cover some or all of it as part of your offer, and whatever the seller doesn't cover, you pay at closing.
Why do I pay the seller for property taxes at closing?
Because New Jersey property taxes are paid quarterly, on February 1, May 1, August 1 and November 1. If the seller has already paid the current quarter, you reimburse them for the days from closing through the end of that quarter. If they haven't, they credit you for the days they owned the home. Your closing date drives the amount.
